It is important to maintain regular communication with your conveyancer throughout the property purchase process. However, the frequency of communication varies depending on the stage of the transaction and any specific issues that need to be addressed. Below are some general guidelines:

1. Initial Stages

At the beginning of the process, you may need to communicate more frequently with your conveyancer to provide information, ask questions and discuss your requirements.

If you are purchasing a property, buyers will typically engage a conveyancing professional for a review of the Contract of Sale, prior to placing an offer on a property.

If you are selling a property, sellers will typically engage a conveyancing professional to create the Contract of Sale and Vendor’s Statement, in preparation for the property to be listed.

2. During the Transaction

Once the transaction is underway, you should expect updates from your conveyancer at key milestones, such as when contracts are exchanged. Once contracts are exchanged, the conveyancing professional will often prepare initial documents for your review and completion which may include collecting personal information, confirming whether you are entitled to any concessions and providing an estimate on the Stamp Duty (for purchasers).

3. When Waiting for Responses

If you’re waiting for responses from the other side’s conveyancer, or other parties involved in the transaction, it is reasonable to follow up with your conveyancer periodically to check on progress. Any communication regarding the property should be done through your conveyancing.

4. Leading up to Settlement

As settlement approaches, your conveyancer will maintain close contact with you to ensure all tasks necessary to be completed for settlement are done so in a timely manner.

It is a conveyancer’s responsibility to be available to the seller or purchaser and walk them through the property transaction process. A conveyancer should be available to answer any questions and address all concerns their clients may have regarding the transaction in a timely manner.

After communicating with their conveyancer, clients should have a clear understanding of what is required from them, and when, regarding the property transaction.
